Don't Delay! Insure Your Property Today!

Don't Delay! Insure Your Property Today!
Property is often one of the largest and financially rewarding investments we make, to let out that property to tenants can be financially rewarding, and therefore must be protected.

As a landlord you must buy landlords home insurance to protect your liability - if your tenant was to suffer an electric shock from a wobbly plug socket for example, or trip over a frayed carpet - you are liable for damages - which can often be extensive.

As the property owner you are also liable for damage your tenants may cause to adjoining or nearby property too. Landlords home insurance will protect your liability if your tenant was to start a fire and it spread to the house next door for example - damages which could extend into the hundreds of thousands if not more!

Landlords home insurance is a 'must have', and even if you know your tenants and are sure they would not seek damages from you - you cannot rely on their guests, the neighbours, or passers by having the same loyalty, if a slate flies off the roof and strikes the postman - he is unlikely to simply 'let you off' just because he has delivered the mail to your house for the past few years!

It is often claimed that landlords home insurance can be expensive and unnecessary, these claims are simply used as an excuse for landlords to save a few pounds, not thinking through the implications of not being insured. There are all the obvious risks such as flooding, fire, malicious damage etc...
Don't Delay! Insure Your Property Today!

Which can be affordable to repair in some cases. Some landlords would rather pay out for damage such as those rather than pay a policy excess, or rely on being able to claim the money back from the tenant. I wonder how many of those landlords have considered a total loss? What if the tenant burns the house to the ground? I don't think the tenants deposit would cover the site clearance, rebuilding, and re-fitting of the entire property - every last brick! Don't forget - for mortgaged properties, the mortgage company are unlikely to hold the mortgage payments, purely because the landlord did not buy landlords home insurance.

Cheap landlords insurance does exist, and providing you understand what is, and most importantly - what is not included - it is possible to not overspend and dwindle profits away on insurance.

The insurance gives a peace of mind because you do not have to worry about where the funds will be coming from. This way you and your family can enjoy spending time with your pet and bond.

With the increasingly popularity of insurance with regard to pets there is need for you to access information on any insurance companies offering these wonderful services. Insurance companies cannot refuse or cancel the policy provided to the policy holder, if he/she has paid the premium on-time throughout the tenure of the policy.

Benefit Limits - Usually, benefits are limited to certain extent or to some percentage of the normal earnings of the policy holder. The limit will be around seventy percent of gross earnings. It could be less than 70 % for high earners.

Pricing - IPI policies are expensive due to the guarantees that are offered by the policy. Premium decreases as deferred period increases. Options like 'any occupation' and 'suited occupation' or 'own occupation' will reduce the policy cost.

Taxation

Premiums that are paid by employers for providing the coverage for their employees are tax-deductible. Benefit payments that are paid from policy, following the illness or accident of the policyholder are free of National Insurance contributions and income tax.

Regulation

IPI policies are also called long-term insurance and they are regulated by FSA- Financial Services Authority under the rules of Insurance Conduct of Business Sourcebook.

This regulation requires insurance company to keep the contract records for 6 months.By Om Thoke

Tips On How To Secure The Best Kind Of Travel Insurance

Tips On How To Secure The Best Kind Of Travel Insurance

Human as we are, we cannot always account for contingencies. It's especially the case if we are caught in risky situations. Take for example when you travel. Whether you do your traveling on land, water, or air, you still expose yourself to a number of risks. Even if modern technology has brought us so many amazing developments in terms of human transportation, we can't afford to be complacent. A modern car, for example, is not a guarantee that you will not run into an accident. Hence, it is imperative that we should secure the proper coverage whenever we travel.

When selecting a travel insurance policy, there are a few things we need to think about. Keep in mind that getting a coverage is by no means cheap. You will still have to spend a certain amount of money depending on the type of coverage you need. You also need to be careful so that you don't spend so much on a policy that won't really address your needs. So let's try to go over some of the more basic stuff when selecting the best travel insurance. First of all, you should look into the bare essentials. For example, a policy with 24-hour assistance on top of medical expense reimbursement is a commendable one.

However, these are not the only considerations. You should also think about the cancellation limits and claims on luggage and personal effects included with the policy. That way, you get an almost complete coverage. Plus, you will be able to travel with peace of mind knowing that the bare essentials are properly addressed. Next, canvass for such policies thoroughly. Keep in mind that the cheapest policy is not always the best one. If you are working on a budget, then just be more diligent in searching for a decent policy. There are so many travel insurance companies around, so choose wisely.

Last of all, never forget to read the fine print, as the old saying goes. A lot of people have the tendency to be enticed by deceptive advertising. For example, a policy may declare that it can give up to $10,000 coverage on your luggage. However, you may not have noticed the exception clause in the fine print. With that clause, it seems that the company will reimburse only up to $1,000. So while you're paying a lot on the premiums, you're just getting a measly return on your coverage. So before signing any contract, make sure you go over all the details.

Cat Health Insurance

Cat health insurance is a great way to ensure that you're not faced with huge bills that you can't pay when your cat falls ill or is injured. Operations and certain treatments on cats cost hundreds if not thousands of dollars. If you're unable to pay then you may have to put your pet to sleep and that would be a tragedy for the sake of very few dollars a month.

For a few extra dollars per month many cat insurances will cover annual checkups, vaccinations and even flea and tick medications so you won't have to face those huge bills and you'll be sure that your cat is fully protected.

Vet's fees vary tremendously but depending on the region, each visit to the vet could cost you between $75 and $200 but with cat health insurance you could save as much as 70% of that.

Cats are even more likely to pick up illnesses than dogs as dogs are usually confined to their owner's property or out on a lead but outdoor cats do as they please and frequently have contact with other animals which could be infected with any transmittable feline disease.

Cats are also more likely to have accidents because they can't resist climbing, jumping and generally getting into scrapes. They are also more likely to be run over or cause a traffic accident.

One such incident could set you back by at least $1,000 in veterinary fees but with cat health insurance you will be able to just tell the vet to go ahead and medicate or operate.

I can say from personal experience that cat health insurance is a lifesaver. During the lifetime of just one of my cats, she was poked in the eye by a twig and needed three operations and she jumped off the garage room and chipped a bone in her leg which required x-rays and treatment. She ran in front of a speeding car which clipped both her back legs, shearing the tendons in one leg, resulting in an operation, a stay at the vets and medication. Ultimately, poor Tiger developed some sort of blood disorder which meant tests, a stay at the vets and eventually euthanasia.

In the end I worked out that in Tiger's fairly short life (13 years) I had paid far less in insurance premiums that I would have paid in vet's fees and more importantly, I didn't have to find large sums of money which I could ill afford.

So do yourself a favour, if you're a cat owner or indeed, the owner of any pet, do insure them against illness and accident.

Benefits for Freelance Insurance

Benefits for Freelance Insurance
Contractors are technically self-employed professionals who work via a previously set up limited company and are hired by larger firms for the services that their limited company provides. This basically means that an IT contractor for example would set up their own company that they then work for and would offer out the limited company and the service it provides to a larger firm. The firm would subsequently not be hiring the contractor as an employee; they would in fact be hiring the limited company on a contract based term.

Because of this system that contractors work by, a contractor is not an employee, and with this comes a number of differences to their professional status as opposed to an average employed worker. There are a number of factors that are greatly affected because of this as contractors do not benefit from the advantages and perks that come with being employed by a company. Insurance is one of these advantages that contractors lack because as they are their own company owner and boss in a sense, if any misfortune or error were to occur, they would be held fully liable to any claims or damages.

Contractors are fully liable for their own actions and the actions of their limited company, thus making them financially vulnerable when considering the risks that face contractors in the professional world. From sick pay to professional indemnity, contractors must insure themselves for any eventuality and any danger. Thankfully, contractor insurance exists and is specifically designed and tailored with contractors in mind, covering them from almost all potential outcomes facing self-employed professionals today.
Benefits for Freelance Insurance

Contractor insurance is vital within the contracting profession, with every contractor purchasing the relevant products to their line of work. Obviously a product such as employer's liability insurance would only apply to those contractors who employ within their limited company, but a far more general product such as professional indemnity insurance is purchased across the board, as its benefits are vast.

Many forms of contractor insurance (such as PI Insurance) are in fact often a contractual requirement within the clause of a job contract and thus cannot be overlooked by any contractor. The fact that jobs for contractors often demand a contractor is covered by necessary insurance highlights the need for contractor specific insurance, not just as a professional safety net.

As well as covering contractors from incidents and misfortunes that would result in financial loss and damage, a number of contractor insurance policies work in favour of professional status regarding a contractor's tax position. The HMRC is ever increasing its pressure on contractor's statuses, and by having certain insurance policies in place is often looked upon by the tax office as firm grounds of proving professional credibility.

Along with providing necessary cover protecting a number of eventualities, contractor insurance proves that a contractor is reliable to a potential company and secures their status as a reputable contractor within their own right.
